When should I have a Snagging Survey carried out?

If you’ve recently purchased a new build property, you may be wondering when the right time is to arrange a snagging survey.
The simple answer is: as soon as possible after legal completion. Ideally within the first few weeks of moving in.
Understanding why timing matters can help you protect your investment and make full use of your developer’s two-year defect liability period.
What is a Snagging Survey?
A snagging survey is an independent inspection of your new build home, carried out to identify defects, unfinished works and items that may fall outside acceptable building tolerances.
Even brand-new homes can have issues such as poor finishing, incomplete sealant, poorly adjusted doors and windows, insulation gaps, ventilation concerns or cracking beyond normal settlement shrinkage.
New build homes are often completed to tight build schedules. A professional snagging survey ensures nothing has been overlooked and also supports you in liaising with your builder to resolve issues clearly and confidently.
There are 3 types of surveys available. Which one you have, depends on when you want it:
✅ Pre-Completion Inspection (PCI)
Carried our prior to completion and key handover.
✅ New-Build Snagging Survey
Typically within the first 2 months of completion but can be within the first 12 months.
✅ End of Warranty Survey
Typically within the second year of ownership, and before your developer warranty period expires.
Why you should book early
Arranging your snagging survey shortly after completion gives you several advantages.
The developer’s site team is usually still present and actively managing the development. Defects can be raised early, logged formally and addressed before minor issues have the opportunity to worsen. Early reporting also demonstrates that concerns were identified within your initial ownership period.
Most new homes are covered by a 10-year structural warranty provided by organisations such as NHBC, Premier Guarantee or LABC Warranty.
During the first two years, the developer is responsible for rectifying defects you report. After this period, responsibility generally shifts to the warranty provider and typically only for structural matters. This is why identifying issues within your first two years is so important.
Is it ever too late?
If you are already several months into ownership, it is absolutely still worthwhile arranging a snagging survey.
Whilst most homeowners will have a snagging survey carried out within the first two months of ownership, some will have one between months three and twelve.
Within the second year of ownership, many homeowners choose to book an 'End of Warranty' survey. This helps ensure any outstanding defects are identified and formally raised before the builder’s liability period expires.

Why independent advice matters
Buying a new build home can feel overwhelming. Many homeowners are unsure what is considered acceptable under Building Regulations or warranty provider tolerances.
It can be difficult to know whether something is normal shrinkage or a genuine defect.
An independent snagging survey provides structured reporting, clear photographic evidence and references to relevant standards. It gives you clarity and confidence when communicating with your builder.
The ideal timeframe
For most new build purchasers, the ideal time to book a snagging survey is within the first two to four weeks after completion.
However, if you are still within your first two years of ownership, it is rarely too late to take action.
